Key WestReal Estate Market Report April, 2012
During the month of April 2012, there were 418 properties actively listed in the Key Westreal estate market. Of these properties, 163 were contingent or pending on the last day of the month, and 44 had been sold. Last year, during the month of April, the active listings numbered 457, contingent or pending were 149, and the number sold was 32.
The Key West real estate market is continuing to rebound slightly over the past few years. As the chart shows, although sales are a little lower, they are only lower by a small amount across the board. So it could actually be said that sales over the last year have evened out.
Average and Median prices are showing the same trend as sales, making this April just a bit lower than this time last year. Also, in some cases, the average selling price is up over a year ago. This shows that the housing market is stabilizing. According to the April 2012 Key West Real Estate Statistical Analysis published by the Key West Association of Realtors, the average price for all properties sold in Key West in April 2011 was $780,665, and in April 2012, the average price decreased to $765,800.00. The median price of properties sold in April 2011 was $500,000.00 and increased to a median price in April 2012 of $540,000.00. This shows that about half of the homes actually sold for more this year than last in Key West.
To break the number of sales down into more detail: The number of single family homes sold in Key West during April 2012 was 25 compared to 29 in April of 2011. The number of condos/townhomes sold in Key West in April 2012 was 16 compared to 27 in April 2011. There were 3 other properties (duplexes and multi-family) sold in Key West during April 2012 compared to 2 in April 2011. Although the numbers are not overwhelmingly great, the real estate market in Key Westis still strong and stable.

Lower Keys Real Estate Market Report April, 2012
During the month of March 2012, there were 265 properties listed in the Lower Keys real estate market. Of these properties, 71 were contingent or pending on the last day of the month, and 29 had been sold. Last year at this same time, the active listings numbered 287, contingent or pending were 50, and the number sold was 81.
Looking at these numbers in chart form, we can see that Lower Key Property Sales have dropped slightly over the past year. This type of decline can happen for many reasons. One of the causes may actually be that homeowners have decided to keep their homes and not be on the market. If this is the case, then the comparison would actually show that sales have flattened out.
Another area where we can see the same trend is in the average and median sales prices during the past year. Even though a slight downward trend is still with us, sales of condos and townhouses show a rise over last year. So when looking at the big picture, the market is not in that bad of a shape.
According to the April 2012 Lower Key Real Estate Statistical Analysis published by the Key West Association of Realtors, the average price for all properties sold in the Lower Keys in April 2011 was $414,666.50 and in April 2012, the average decreased to $304,852.67. The median price of properties sold in April 2011 was $282,500.00 and decreased to 263,000.00 in April 2012. This further shows that about half the homes in the Lower Keys actually sold for around $20,000 less this year. Considering that many homes in the rest of the country are selling for much less, the Lower Keys are still in pretty good economic shape.

The number of condos/townhomes sold in the Lower Keys in April 2012 was 1 as opposed to none in April of 2011. There were 9 other properties (duplexes and multi-family) sold in the Lower Keys during April 2012 with 3 being sold in April 2011. Depending on how you read the numbers, the real estate market in the Lower Keys can look a little shaky, but after breaking down the numbers a little further, we can see that the market in the Lower Keys is on pretty stable ground.

Key West Sights
In Key West, there is so much to do you could spend a lifetime here and still not take in all that the island has to offer.Just a walk down the street or short ride on the local trolley can show you a multitude of sights.
If you like to pick up some history, or just learn about what needs to be done to help the natural coastal waters, the Mel Fisher Maritime Museumis home to the Conservation Laboratory, educational programs historical exhibits, Schimmel Archive, and a very interesting gift shop. The museum has a new exhibition called Pirates: Menace & Mayhem that gives museum-goers a sense of what it was like to live in Key West in the 1800’s.
Sometimes, you might just want to take a stroll down the street and enjoy the warm sun and ocean breezes. If that sounds like something you would like to do, check out the Old Key West Cemetery. Even though many people don’t like to spend too much time in cemeteries, this one in Key West may actually be one you would want to go to and spend a great deal of time.
Besides the obvious of holding many earthly remains, this cemetery holds a great deal of history as well. The 1847 Cemetery is bordered by streets named Passover Lane, Angela, Margaret, Frances and Olivia. The tombstones have a lot to say about the inhabitants of the island and how they viewed life. Look for headstones with “I told you I was sick”, and others that commemorate the sinking of the U.S.S. Main in Havana Harbor.
Speaking of sailing and getting out on the water, after all that walking and soaking up local history, why not take a day and go fishing. Chartering a fishing boat for the day at Key West Fishingwill give you the chance to experience the ocean and catch a wide variety of fish. Some of the fish you can catch include Sailfish, Cubera Snapper, Muttons and Lucky Amberjack. Just think about getting that trophy fish, with picture attached, to back up your exciting fish story and that your fish “was really that big!
